This national property management company manages a portfolio of tens of thousands of apartments and several million square feet of commercial space. Their mission is to use technology and innovation to maximize tenant loyalty and retention.

The Problem


The company needed a way to improve the effectiveness of responding to tenant issues and complaints - a key driver for improving tenant loyalty. In addition to impacting customer service, their processes were resource-intensive and the lack of effective inventory tracking led to both revenue losses and inventory write-offs.

The Solution


The solution was TrueContext’s Mobile Forms with custom Work Order and Inventory Tracking. The platform allows the company to securely dispatch, manage, configure, and deploy mobile workforce forms on-demand through the web. Office dispatchers transmit work orders electronically to building reps who address the repair problem immediately. If their investigation determines more substantial work is required, they can electronically transfer the call to a field technician with deeper expertise. Data from the field is transmitted to headquarters, where it is automatically fed into the company’s existing Property Management System.

The company also wanted to significantly improve inventory tracking with the mobile forms solution. Each mobile worker is now able to record inventory as it is removed from the warehouse as well as to transfer inventory in their possession to a co-worker. Nothing is misplaced or unaccounted for in the new system. An Inventory Count form allows each warehouse to accurately record what’s in inventory at present, a process that is now done monthly to proactively improve inventory turns.
